Owner plans to convert Quality Inn into senior apartments

Casey Schroader and Investment partners plan to remodel the Quality Inn as senior apartments.

The Quality Inn on Sugarloaf Road will become apartments for seniors if all goes according to the plans of Hendersonville investors.


Casey Schroader, a third generation sales manager of Schroader's Honda, bought the motel in September 2013 for $875,000 and ran it until he closed it in December of last year.
"It's going to be independent senior living," he said. He and other investors have already concluded that there is a strong market for the units but Schroader said he was not prepared right now to offer many details such as the monthly rent. "We're doing all the projections and architectural drawings. We've got to get everything ready for it."
Schroader and his father, Terry, have already invited contractors to look at the property and provide estimates for creating studio, one-bedroom and two-bedroom apartments. The main building and an addition have a total of 150 rooms. It was not clear, once rooms were reconfigured and combined, how many total apartments the development would offer.
Schroader said the senior apartments would have dining and would take advantage of the hotel's indoor pool and indoor putting green. He plans to add a sauna, too. It will not have medical facilities, he said. The management company will launch a website that shows the units and will complete a model apartment that prospective tenants can tour.
Originally built in 1966, the motel at 201 Sugarloaf Road has had seven additions. The 6.2 acres of property and 63,000 square feet of space are valued for tax purposes at $4.4 million, according to the county tax assessor.
"We're trying to put up something that's a little bit better than another rundown motel," Schroader said.
Casey Schroader is the grandson of Leonard and Catherine Schroader. Catherine Schroader was a major investor and director of both Mountain Bank and Mountain 1st Bank. The Honda dealership at 220 Mitchelle Drive in Hendersonville is one of the most successful in the U.S. It sells more Honda Gold Wing motorcycle than any dealer, Schroader said, and sells and services other Honda products such as trikes and four-wheelers.
