Developer plans 29-home subdivision in Dana

A developer is seeking approval from Henderson County to build 29 single-family homes on a 29-acre tract of land in Dana.

If approved, Academy Acres on Academy Road between Ridge Road and Sugarloaf Road would contain lot sizes averaging .85-acre, 2.2 acres of open space and 1,967 feet of private roads. The homes would be served by the city of Hendersonville water system if the Henderson County Board of Commissioners approves, which is currently uncertain given the county's decision to block city water extensions in a dispute over water rates. The developer proposes individual septic tank systems and would plant 66 trees.

The proposed subdivision could be the latest victim, however, of a standoff between the city of Hendersonville and Henderson County over water extensions into unincorporated Henderson County. Commissioners voted on Sept. 1 to block a city water connection for a development in Horse Shoe on the grounds that the city had made little progress in equalizing inside and outside-city rates. The city responded that it has committed to equalizing the rates over a 10-year span and said it has cooperated with Henderson County on numerous utility requests in recent years.

Developer Wesley Greene of Greene River LLC is seeking the subdivision approval from the county. Landowners are Molly Lucille Worrell and Vicki Gayle Galloway, of 362 Academy Road.

The county's Technical Review Committee takes up the request on Oct. 6 to review requirements for utilities, public health, roadwork, stormwater runoff and other land-use regulations.
