Zoning board calls off Etowah RV park hearing

The Henderson County Zoning Board of Adjustment on Monday called off a scheduled hearing on a developer's application to permit a 343-space RV park in the middle of Etowah Valley Golf and Resort after an attorney for the applicant requested a postponement.

"The ZBA meeting scheduled for June 28, 2023, has been cancelled after a request was made by the applicant’s attorney and agreed upon by all the potential parties who wish to participate in this matter," Zoning Administrator Matt Champion announced.

The zoning board had delayed the hearing in May as well, also at the request of attorneys on either side of the case.

Tribute Companies of Wilmington, N.C., has filed plans for the 174-acre site that include a 6,500-square-foot two-story leasing office, new 45,000-square-foot two-story clubhouse, a 30,000-square-foot two-story sewer treatment facility behind Salty Landing restaurant, 343 RV spaces of approximately 2,000 square feet each, 725 parking spaces and 2½ miles of new 20-foot-wide roads. Plans filed with the county show that developer would reconfigure the golf course layout to create 18 holes from the current 27. 

Both the developer and homeowners who oppose the RV park have hired attorneys and either side is expected to also call expert witnesses in the courtroom-like hearing to support their case.

In order to approve the application, the zoning board must find that the development will:

  • Not materially endanger the public health, safety or welfare of the surrounding area;
  • Not substantially injure the value of property or improvements in the area;
  • Be in harmony with the surrounding area.
