Sheetz plans store on Upward Road across from QuikTrip

Expanding its footprint in the area, Sheetz is proposing a 6,139-square-foot convenience store-gas station on Upward Road at Ballenger Road across from the QuikTrip.

The Hendersonville Planning Board is scheduled to review the site plan during its regular meeting at 4 p.m. Thursday, June 11, in the City Operations Center.

The 2.65-acre parcel, zoned Commercial Highway Mixed Use, is part of a 31-acre tract of cleared vacant land owned by Quattlebaum Properties LLC. Blue Ridge Engineering PLLC is the project engineer and applicant. The site plan calls for 44 parking spaces, exceeding the 31 required by city ordinance, sidewalks along Upward Road, a new access street and 64 trees and 284 shrubs for landscaping. The development would be served by city water and sewer.

The N.C. Department of Transportation initially required construction of a roundabout at the intersection as a condition of approval but later agreed to allow a traffic signal instead on the condition that Sheetz dedicate right-of-way for a future roundabout. Any additional development that generates traffic at the intersection would be required to fund roundabout construction.

The new C-store does not require a rezoning. After the planning board conducts an administrative review, Sheetz engineers may submit a final site plan. Once staff approves that, construction can begin. 

The Upward Road Sheetz is the second by the Pennsylvania-based chain in Henderson County as gas stations specializing in prepared foods continue to stake a claim at or near I-26 interchanges. QT opened its first location in the county last year and Greenville, S.C.-based Spinx has moved aggressively into the county. It's opened stores on Asheville Highway and Upward Road and has a third under construction on Seventh Avenue East on the old Four Seasons Cinema parking lot.
